    “You have one chance to make a first impression on a buyer, so it’s important to get it right,” says Tamara Mattox-Kabat, a Redfin Premier Agent and Interior Designer serving the Denver, CO area. “Walking through the home with a real estate agent can help you spot issues that sellers often overlook, such as water stains, odors, cracks, or uneven flooring. 

    2. Understand current local market conditions

    The housing market has been difficult in most parts of the country for years, leading to very limited demand and muted supply. With pending home sales hitting a three-month low in July 2026 and mortgage rates continuing to hover above 6%, some buyers have been stuck on the sidelines while sellers face increased pressure to make their homes stand out. 

    Your real estate agent should have a thorough understanding of trends in your area and will run a comparative market analysis to help you set a winning strategy. The factors they’ll consider include recently sold comps nearby, current active listings (your competition), days on market, buyer demand, and seasonality.

    3. Declutter and depersonalize the space

    Buyers need to envision themselves living in the home. That starts with removing personal items, oversized furniture, and anything that distracts from the space itself. 

    “Before listing your home, focus on decluttering and depersonalising each room so buyers can easily envision themselves living there,” Apple Suico with Phixer emphasizes. Providing potential buyers with a clean visual slate makes it easier for them to imagine their lives in that space.

    4. Tackle repairs around the house

    During a pre-listing walkthrough, your agent will alert sellers to items that could raise red flags during a buyer’s inspection. Addressing these in advance can reduce renegotiation headaches later. “Small repairs like fixing leaky faucets, repainting scuffed walls, and updating tired lighting can have a big impact on perceived value,” Suico notes. 

    Common repairs include:

    • Loose handrails or fixtures
    • Damaged flooring
    • Leaky faucets
    • Cracked windows or seals
    • Roof or HVAC maintenance

    5. Invest in curb appeal

    A buyer’s first impression of your home is what they see from the street. Simple landscaping upgrades like fresh mulch and trimmed bushes, along with a repainted front door, can boost your home’s curb appeal and make your listing stand out in online photos and drive-bys.

    6. Get a pre-listing inspection

    In hot housing markets, some sellers opt for a pre-inspection to uncover potential issues and price accordingly. Though these inspections aren’t required, they build trust with buyers and can lead to stronger offers with fewer contingencies and a lower risk of being canceled.

    7. Stage your home to sell

    Staging a house isn’t about decorating; it’s a marketing tool. Staged homes provide many benefits, but key among them are that they tend to photograph better, help buyers understand scale, and help create an emotional connection during tours. 

    8. Opt for a neutral paint job

    Bold colors, busy wallpaper, or outdated finishes can distract buyers and affect their perception of value. Fresh paint in modern, neutral tones like grey or soft white can instantly modernize a space and provide a clean slate.

    A new coat of paint and minor repairs throughout the house can refresh your space and make it more appealing to buyers.

    9. Organize paperwork and disclosures

    Buyers (and their lenders) will need documentation. Have this paperwork ready to go so you aren’t scrambling when an offer comes in:

    • HOA documents (if applicable)

Clean the carpets, wash every throw blanket, and maybe even buy a new pet bed if needed.”

    Work with your agent to calculate a net sheet that estimates the financial details, including the sale price, seller-paid closing costs, remaining mortgage balance, and estimated profit.
