    Aging Well: News & Insights for Seniors and Caregivers

    Transactions

    Benchmark Senior Living and National Development have acquired and financed a property in East Brunswick, New Jersey.

    The site will be developed as Benchmark at East Brunswick, an 87-unit assisted living and memory care community, according to a press release.

    The community is slated to open in 2028 and marks Benchmark’s and National Development’s third community in New Jersey.

    Juniper expands Texas presence

    Juniper Communities has continued to grow in Texas by adding Poet’s Walk San Antonio and The Villages of Windcrest in Fredericksburg, Texas to its portfolio.

    “Both communities reflect the values that define the Juniper culture—a commitment to exceptional care, wellness and meaningful engagement for older adults. We look forward to building on their strong foundations while bringing Juniper’s innovative approach to resident well-being and quality of life to these communities,” Juniper Founder and CEO Lynn Katzmann said in a press release.

    Both communities will incorporate Juniper’s signature wellness-focused programming, including Catalyst lifestyle engagement, Connect4Life integrated care coordination and Wellspring, Juniper’s Alzheimer’s Federation of America-awarded memory care program, the release states.

    12-community Texas portfolio in new hands

    The Texas Ranger Portfolio is in new hands after Blueprint facilitated its sale.

    The selected buyer is a national owner-operator with an established footprint in Texas, who the seller, Stellar, had previously transacted with, according to a press release.

    Seven of the 12 communities had greater than 94% occupancy at the time of transacting.

    Cavalier continues expanding Alabama footprint

    Cavalier Senior Living has continued its growth in Alabama with the acquisition and rebranding of the Truewood by Merrill community.

    The 114-bed community has been rebranded to Riverchase Senior Living, according to a press release.

    The acquisition “reinforces Cavalier’s strategic growth across the Southeast and underscores the company’s commitment to bringing high-quality, resident-focused senior living to communities throughout Alabama,” the release states.

    Arcadia community trades hands

    Blueprint announced its involvement in the sale of Morningstar at Arcadia, a 104-unit assisted living and memory care community situated in Arcadia, located within the Phoenix metropolitan area.

    The community was developed in 2014, and had occupancy near 92% and a margin approaching 36% at the time of transacting, according to a press release.

    The community was ultimately sold to a real estate investment trust and traded above $500,000 per unit, the release states.

    Partnerships

    Eva Live Inc. announces LOI with Spiro Senior Care

    Eva Live Inc. announced it has executed a letter of intent to form a strategic partnership with Dermatech Mobile Care, DBA Spiro Senior Care.

    The partnership would position the companies to “capitalize on one of the fastest-growing sectors in healthcare by delivering advanced AI-driven technology and integrated medical infrastructure to the senior living industry,” a press release states.

    Under the agreement, Eva will invest up to $20 million in cash, assets and resources into the Spiro platform to accelerate expansion, technology deployment and nationwide growth initiatives focused on transforming senior healthcare delivery, the release states.

    Financings

    $35.3M approved for New Jersey development

    The New Jersey Economic Development Authority has approved $35.3 million in Aspire tax credits to support Totowa Affordable Housing.

    The redevelopment project that will create 141 affordable housing units for residents aged 62 and older, a press release states.

    The project involves the adaptive reuse of Little Sisters of the Poor facility on Shepherds Lane in Totowa, New Jersey, and will be developed as 100% affordable housing, and will include eight studio units, 123 one-bedroom units, 10 two-bedroom units and one superintendent’s unit, according to the release.
