Dec. 4, 2025 – NEW YORK, NY / BIRMINGHAM, AL — Town Lane (www.townlane.com), a real estate investment management firm, and Atlas Senior Living, a Birmingham-based senior housing operator, announced the acquisition of The Overlook at Suwanee, a 175-unit Independent Living, Assisted Living, and Memory Care community in Suwanee, Georgia. The acquisition expands the companies’ growing partnership across the Southeast and reinforces their shared commitment to offering high-quality senior living environments in demographically compelling markets.

This transaction marks Town Lane’s fourth senior housing acquisition in its inaugural fund and its first investment alongside Arcole, a recently launched seniors housing platform that partners with experienced operators to acquire newer-vintage, full-continuum communities in high-growth markets.

“We are excited to add The Overlook at Suwanee to our senior housing portfolio alongside our operating partner, Atlas Senior Living,” said Tyler Henritze, Managing Partner at Town Lane. “Suwanee and the broader Atlanta region continue to demonstrate strong demographic and demand fundamentals, and this type of modern, full-continuum community fits squarely within our investment strategy. We remain committed to expanding our senior housing portfolio in markets where demand for high-quality communities continues to grow.”

“Expanding in the Atlanta market allows us to deepen our commitment to this vibrant and growing region,” said Scott Goldberg, Co-founder, President, and CEO of Atlas Senior Living. “The Overlook at Suwanee is a strong fit for our operating platform, and we’re excited to welcome residents, families, and associates to the Atlas family. With this addition, Atlas now operates five communities in the greater Atlanta area and 40 communities nationwide.”

Located in one of the Atlanta region’s most desirable suburban locations, the community benefits from Suwanee’s strong residential appeal, proximity to healthcare, and active community life. Residents experience Atlas’ hospitality-driven care model and lifestyle programming, supported by the company’s Smart Apartment features, technology-enabled residences designed to promote independence and convenience. The Overlook at Suwanee offers dining, programming, and shared spaces designed to promote social connection, wellness, and daily engagement.

A ribbon-cutting celebration and community event will be announced in the coming months.
