Georgia Housing Market Shows Stability At Midyear

Prices hold steady even as buyers gain more negotiating room

ATLANTA — Georgia’s housing market remained steady through the first half of 2026, with new listings and pending sales edging higher while closed sales stayed close to last year’s pace, according to the Georgia REALTORS®’ (GAR) June 2026 Monthly Market Indicators report.

From January through June, 64,631 residential properties were sold across Georgia, a decrease of just 0.8 percent from the same period in 2025. Pending sales increased 0.3 percent to 69,406, while new listings rose 1.1 percent to 120,298.

Home prices also continued to appreciate, but at a more modest pace. The year-to-date median sales price increased 0.3% to $360,000, while the average sales price rose 1.7% to $449,292.

“Despite ongoing affordability concerns and interest rate uncertainty, Georgia’s housing market continues to demonstrate its strength,” said Brianne Drake, 2026 president of Georgia REALTORS®. “Sales activity has remained consistent with last year, and the continued growth in available inventory is giving buyers more choices while creating a more balanced environment across much of the state.”

Georgia Housing Market: Midyear Highlights

• New listings increased slightly: Georgia recorded 120,298 new listings through June, up 1.1 percent from 118,989 during the first half of 2025.
• Pending sales were flat: Pending sales rose just 0.3 percent year to date, indicating that buyer demand continues despite affordability pressures.
• Closed sales dipped slightly: Closings were down 0.8 percent from the same period last year.
• Price growth moderated: The year-to-date median sales price increased just $360,000, which was a 0.3 percent increase, while the average sales price rose 1.7 percent to $449,292.
• Homes took longer to sell: Properties spent an average of 60 days on the market, up 7.1 percent from 56 days in the first half of 2025.
• Buyers gained negotiating room: Sellers received an average of 95.6 percent of their original list price, compared with 96 percent last year.
• Affordability improved modestly: Georgia’s year-to-date Housing Affordability Index rose 2.1 percent, from 96 to 98. While affordability remains a challenge, the increase represents movement in a positive direction.
• Housing choices expanded: Inventory reached 53,118 homes in June, up 2.1% from a year earlier, while the months’ supply of inventory increased from 4.8 to 4.9 months.

The data suggest that Georgia is continuing its transition toward a more balanced market. While buyers generally have more time and greater leverage than they did during the highly competitive market of recent years, sellers continue to benefit from stable demand and modest price appreciation.
